Property Description

Permitted for 30 guests and built to earn. This hilltop Smoky Mountain cabin sits on 1.1 wooded acres with seasonal mountain views, about 10 minutes from the Pigeon Forge Parkway. With 10 sleeping areas, 9 baths and 4,877 sq ft, it has an approved STR occupancy permit for 30 guests. Last 3 years of rental revenue has run between $143K (pool was not functional during this period) and $197K a year, and a local STR property manager projects up to $290K a year under the updated design. Summer days start in the fenced inground pool, with a sun shelf for lounging. After dark, the hot tub waits on the covered deck under glowing string lights. Inside, a soaring gabled window wall fills the great room with light across pine ceilings, a stone fireplace and a long farmhouse table made for big group dinners. The granite kitchen pairs stainless appliances with warm pine cabinets. Game night spans two levels: pool table and foosball beneath the vaulted windows upstairs, and arcade classics like Pac Man and NBA Jam on the finished walkout lower level, which also has bunk style sleeping. The septic permit is for 3 bedrooms; additional rooms are offered as sleeping areas. Revenue figures are historical results and a third party projection, not guarantees. Buyer to verify all information, including permits, occupancy and income.
